Kronos is a Grade A office building located on North Sathorn Road, one of Bangkok’s most established and influential business districts. The development comprises 28 floors with a total leasable area of 28,765 square meters and is wholly owned by Paiboon Business Co., Ltd.
The project was designed by internationally renowned architectural firm Palmer & Turner, responsible for both the architectural and interior design concepts. Construction was carried out by Thai Obayashi, part of the globally respected Obayashi Corporation of Japan, while project management was overseen by Projects Asia to ensure the highest international standards throughout the development process.

This inspired us to create a building that would become ‘The Manhattan on Sathorn’—setting a new benchmark for office design through timeless Art Deco architecture.
The concept originated from the idea of a grand European-style City Hall with a clock tower—a true Testament of Time. This vision naturally led us to Kronos, the Greek God of Time, and inspired the building’s identity. We sought to create a landmark with the same enduring character as the iconic office buildings found in the world's great cities—structures that retain their elegance and prestige for decades, or even centuries. Our goal is for Kronos to remain a timeless symbol of sophistication and an enduring architectural landmark for Sathorn and Bangkok for generations to come."

For example, the building features highly efficient, column-free floor plates that maximize usable workspace and provide greater flexibility for tenants. As a result, Kronos achieves an impressive space efficiency ratio of approximately 75%, compared to the industry average of around 60% for many Grade A developments.
The façade is fitted with triple-layer insulated glass, providing superior thermal protection while enhancing energy efficiency. The building also incorporates an advanced waterproofing system designed to virtually eliminate water leakage concerns.
